Buying a new home is a huge life decision! Once we make the commitment, it’s important to implement strategies that lead to success. Before you begin searching for a home, it’s a great idea to speak with a real estate professional and get a picture of what the market looks like.
Are homes selling at list price? Or above or below list price? Does that change your search criteria? Can you afford to search in different areas?
The best way to begin your search is online. Your realtor should be able to set you up on a home search through their website, or you can use popular sites like Zillow or Redfin.
HOW TO SEARCH

When searching, use search filters, but not too many. Good filters include minimum beds, baths, location, and other must ‘haves’. When implementing filters, pay attention to the number of homes the ‘filter’ removes from your search. Depending on your situation, having 30-100 homes is a good target.
Also, pictures may not tell the full story of a home. Some homes show better online, and some are worse! If you’re concerned about a street location or neighborhood, use google street view to check it out.
Finally, even if a home is pending, it may still be worth inquiring about the property. Homes fall out of contract all the time, and many sellers accept backup offers!
